people, if you see ten digits in a phone number, and it's not your area code, dial a 1 first. otherwise, you may call someone in San Francisco when you meant to call someone in Reno. i know, i know, you may be thinking, "well, duh!" but you'd be surprised at how many calls i get a week from people trying to call Reno (where the area code is the same as the first three digits of my phone number) who forgot to dial a 1 first. for the last half-an-hour, it's been a fax machine calling me over and over and over and over...

the house appraised at value! this is a huge step towards closing. appraisals are usually the biggest hurdle. they take a long time to complete, especially in a frenetic market like this one, and if the house had come in under what i'd offered, it would have screwed up everything.
